We heard from one of the developers of the mixed-use complex that will replace most of the Cedar Hills center on Park Way near the intersection of Highways 26 and 217. He says they will have an update for us hopefully in May, but it will be similar to Mercato Grove, a recently completed project in Lake Oswego. The developer is High Street Residential, a division of Trammell Crow. The last tenants have now moved out of the former center. The redevelopment will not include the western end of the center that has the DMV and Harbor Freight.

The 17-lot Middle Housing development on NW McDaniel just east of NW 119th has been approved. Conditions of approval include improving McDaniel—widening the street, building a five-foot sidewalk with planter strip, street trees, ADA ramps and drainage. NW Leinster Terrace, at the east side of the development, will be an emergency access road, gated both ends (McDaniel and Werburgh),with a five-foot sidewalk connecting Weburgh to McDaniel for pedestrians. Access to the development will be via a commercial driveway at the north end of 118th Terrace.

Middle Housing allows denser development in zones formerly approved for fewer lots, and requires less neighborhood notice and input. It’s meant to increase the supply of housing in Oregon. The 0.97-acre lot would previously have been designated for nine dwellings. 17 two-story townhomes will now be built there.

The new house would be located at the back of the lot, accessed by a long driveway.

A proposal was submitted to Washington County to divide a 0.56 acre lot at 9901 SW Taylor into two lots and to build a “detached duplex” at the rear of the lot. The lot is currently vacant.

This is the plot plan approved in 2022. Work to improve Thompson around the curves is expected to happen in 2027-28. It may be that the Biggi company wants to wait until roadwork is done.

Biggi Investments is seeking an extension for the approval of their Thompson Crossing ten-lot townhouse subdivision off Thompson Road. The application was approved in 2022 after Biggi Investments sued the county for taking too long because of an appeal by CPO 1. The approval raised questions about county planning, as outlined in this article. We don’t have information about the reason for the extension. The initial Neighborhood Meeting was held in December 2020.

A meeting was held in March so the group proposing to build a supportive living community for their adult children with developmental issues could present plans to the neighbors. While most of the group attending the meeting seemed to understand and approve of the project, some were concerned about traffic and sidewalk issues. Neighbors had organized previously to object to an apartment development on the lot on Glenridge Dr. several years ago. It’s unclear what kind of development the neighbors would approve of, since this proposal would generate far less traffic than a typical 9-12 dwelling per acre development.
